Spring Branch Apartments

Spring Branch Apartments were constructed in the mid-1970s and were suffering from age, moisture, and insect damage. ESPA, working with the developer and consulting engineers, designed a complete renovation of the existing 100 apartment units (one, two, and three bedrooms). Improvements required structural analysis of the existing buildings to design methods to address replacement or reinforcing of walls and floor framing. The renovations addressed total replacement of the rear stairs and improvements to the rear balconies of the apartments. The project scope addressed upgrades to the central air and heating system, installation of Energy Star-rated light fixtures and appliances, modifications of existing ground level units to create handicapped apartments, and renovations of the existing clubhouse and adjacent playground. Renovations further addressed improvements to the exterior of the apartments by installing energy efficient windows, upgrades to the building insulation, and to the complex’s landscaping.
